Frequently asked questions
What is a rental agreement?
A rental agreement is a legally binding contract between a landlord (lessor) and a tenant (lessee) that sets the terms under which the tenant occupies a residential property — including rent, term, security deposit, utilities, and termination notice.
Is a rental agreement made online legally valid?
Yes. A rental agreement created online is legally valid in most jurisdictions provided it is signed by both parties and meets local formality requirements (in some places, notarization, witnessing, or stamp duty registration is also required for tenancies over 11 months).
Do I need to notarize a rental agreement?
Notarization is not required everywhere. In the US it is generally optional. In India, agreements over 11 months should be registered and printed on stamp paper. Always check the rules in your state or country before signing.
How long does a typical residential lease last?
Most residential leases run for 12 months as a fixed term. Month-to-month tenancies renew automatically each month and can be terminated by either party with 30 days written notice in most US states.
How much security deposit can a landlord charge?
Limits vary by jurisdiction. In California it is capped at one month's rent (effective July 2024), in New York one month, in Texas there is no statutory cap. In India, deposits typically range from 2 to 10 months' rent depending on the city.
Can I make my own lease agreement for free?
