RESIDENTIAL RENTAL AGREEMENT

This Residential Rental Agreement ("Agreement") is made and entered into on April 19, 2026, by and between:

LANDLORD: ____________, of ____________ ("Landlord"), and
TENANT: ____________, of ____________ ("Tenant").

1. PREMISES. Landlord rents to Tenant the residential premises located at ____________ (the "Premises").

2. TERM. This Agreement shall commence on ____________ and end on ____________, unless terminated earlier in accordance with its terms.

3. RENT. Tenant shall pay rent of USD 0 per month, due on day 1 of each month, payable by Bank transfer.

4. SECURITY DEPOSIT. Tenant shall deposit USD 0 as security against damages, refundable per applicable California law at the end of the tenancy.

5. LATE FEE. A late fee of USD 0 shall apply to rent paid more than 5 days after the due date, to the extent permitted by law.

6. UTILITIES. Tenant pays electricity, water, gas, and internet.

7. PETS. Pets are NOT allowed on the Premises.

8. SMOKING. Smoking is strictly prohibited on the Premises.

9. MAINTENANCE. Tenant shall keep the Premises clean and sanitary and report any needed repairs promptly. Landlord shall maintain the structural integrity of the Premises and comply with all applicable housing codes.

10. ENTRY. Landlord may enter the Premises with at least 24 hours' written notice for inspection, repairs, or to show the property, except in cases of emergency.

11. ASSIGNMENT & SUBLETTING. Tenant shall not assign this Agreement or sublet the Premises without prior written consent from Landlord.

12. TERMINATION. Either party may terminate this Agreement by providing at least 30 days' written notice, subject to applicable California law.

13. GOVERNING LAW. This Agreement shall be governed by and construed in accordance with the laws of California, USA.

14. ENTIRE AGREEMENT. This Agreement constitutes the entire understanding between the parties and supersedes all prior negotiations, representations, or agreements.
